Zoning hearings set for East Rome parcels

Another batch of parcels crucial to the East Rome Redevelopment Master Plan will go before the Rome-Floyd County Planning Commission on Thursday.

The Northwest Georgia Housing Authority is seeking appropriate zoning for tracts in four project-areas. The planning commission will hold public hearings on the applications starting at 2:30 p.m. in the Sam King Room of City Hall, 601 Broad St.

The redevelopment plans hinge on a $15.3 million federal HOPE VI grant to replace the 98-unit Alto View Terrace public housing with 278 low- to moderate-income housing units within the East 12th Street and Maple Street corridor. The overall goal is to revitalize the district between U.S. 27 and the Norfolk-Southern Railroad tracks and attract private investment.

Sandra Hudson, NWGHA executive director, said the grant award is expected to be announced in February. Construction could start as early as March or April.

The 14 applications on Thursday’s agenda affect a number of mostly tiny lots, some without street addresses. Assembled, however, the properties would create larger tracts for new developments.

One application would provide a site for the Maple Cottages duplexes proposed for the 900 block of Maple just north of 10th Street.

Two others would form a cornerstone of the Maple Street Renaissance project: A townhouse complex bounded by Maple, 14th, Spring Creek and 15th streets.

Ten applications are part of the 12th Street Renaissance South project near the existing John Graham Homes public housing. Walk-up apartments on both sides of Walnut Avenue north of 12th Street, and duplexes at 12th Street and Crane Street, are planned.

The last application, covering 3.86 acres on 16th Street, would clear the way for the Greenway Senior Living Center apartments. The development would be next to the East Rome Community Center on Crane Street.

The planning commission’s recommendations go to the Rome City Commission, which will make the final decision following public hearings at its Dec. 21 meeting.

  • Among the unrelated applications that will follow the same timeline is Larry Martin’s request for commercial zoning for an office lot on East Ninth Street. Martin’s request said he intends to market it combined with adjacent commercial property between Turner McCall Boulevard and Second Avenue.
